For comparison: according to the Industrial Development Authority price table of August 2026, the official IDA land price in 10th of Ramadan is EGP 3,300 per m² to own, or EGP 165 per m² per year in usufruct. The gap exists because the figures above are for built, operating factories, not land.

Method

  1. The SANAD index is built on SANAD's database of factories and warehouses offered for sale and lease in Egypt's industrial zones, updated every month. Last update: 19 October 2026.
  2. We exclude duplicate offers, offers older than 6 months, bare land, units under 100 m² and outliers.
  3. Price per m² = asking price or monthly rent divided by built area, or by land area where built area is not available.
  4. The figure shown is the median: half of the factories are above it and half below, so a few extreme prices do not move it.

Read with care

  • These are asking prices. Closed deals usually land lower.
  • Price per m² is a market indicator, not a valuation of a specific factory. For a valuation of yours, contact us.
