Until 31 December 2026, a factory can be sold or leased without the old 3-year operating rule.

The decision removed the 3-year operating requirement before a sale and the 1-year requirement before a lease, provided the land is fully paid, the project is operating, and it holds an operating licence and industrial registration. The restrictions return on 1 January 2027.

What does a factory cost per m² in 10th of Ramadan?

According to the SANAD index for October 2026, the median asking price is about EGP 20,202 per m² for sale and EGP 161 per m² per month for lease. The typical sale range is EGP 16,255 to 29,412 per m².

Can a factory in Egypt be sold before 3 years of operation?

Until 31 December 2026, yes, under Ministerial Decision 171 of 2026, if the land is fully paid, operation has started, and the project holds an operating licence and industrial registration. The transfer still needs written approval from the Industrial Development Authority.

How long does an IDA factory transfer take and what does it cost?

The IDA transfer-of-industrial-unit service costs EGP 10,000 plus VAT. The committee decides within 7 working days, and the transfer must then be activated with the land authority within 60 days.

What is SANAD's fee?

The fee is set in a written brokerage contract before any site visit, and it is paid by bank transfer when the preliminary contract is signed. Nothing is paid before that.
